The Treehouse is our family vacation home and we are excited to share it with you! It is located in a quiet neighborhood where we desire to be good neighbors. To that end, we do have a few house rules and guidelines for guests.
1. No parties or events of any kind are allowed. No noise above 75Db. The home is equipped with a sound sensor that notifies the host when sound exceeds this threshold.
2. No smoking or vaping.
3. No pets. (Our daughter has severe allergies.)
4. No guests other than those listed in your rental application or approved in writing by the host. No more than 12 people in the home at any time. The home is equipped with a device that notifies the host when occupancy exceeds this number.
5. Quiet hours are 10pm to 7am. No outdoor music or loud conversations during these hours.
6. Be respectful of all furnishings and amenities including those in the arcade. They are meant to be enjoyed, but not abused.
7. The golf course and it's pathways are private property and off limits to any use other than golf. (Their rule, not ours.)
8. Please do not rearrange furniture. The wood floors are easily damaged by moving furniture.
9. No food or drink in bedrooms.
10. Please respect Check in and Check out times.
11. Please take all household trash to the community dumpster at check out. (See check out instructions)
11. Please rinse all dishes, load them in the dishwasher and start it before you leave.
12. The home has several outdoor cameras that monitor the property 24/7 including a video doorbell. The home also has two indoor cameras that record only when the alarm is armed and one minute after it is disarmed. They are located in the living rooms upstairs and down. You may cover or unplug the indoor cameras during your stay. Do not tamper with, unplug or otherwise disable the outdoor cameras.
13. No illegal substances allowed on the premises.
14. The Torreon Treehouse is nestled in the tall pines on the edge of the Apache-Sitgreaves National Forrest. The remote location means that infrastructure like wifi and even power can be spotty at times. Although rare, short-term interruptions in wifi and/or electricity have happened.
15. The property is consistently serviced by modern pest control companies. However, the location makes it nearly impossible to completely eliminate pests. Although rare, the occasional common household insect may be spotted indoor.
16. The HOA prohibits on-street parking. Please be sure all vehicles are parked safely in the driveway.
17. Due to new HOA rules, unfortunately, the use of Torreon community amenities are not included with the rental.
18. Violation of any of these rules may result in expulsion from the property without refund of any fees including unused room night fees at the owners sole discretion without recourse.
19. By renting the property, you expressly agree to be legally bound by these rules, terms and conditions.
